1. About RoomPair

RoomPair is operated by DRMD Holdco Limited, company registration number 799471, of Swinford, Co. Mayo, Ireland.

Email: support@roompair.ie

In these Terms:

“RoomPair”, “we”, “us” or “our” means DRMD Holdco Limited trading as RoomPair.

“Host” means a person offering a room or accommodation through RoomPair.

“Renter” means a person seeking or booking accommodation through RoomPair.

“User” means any person using RoomPair.

“Room” means accommodation advertised on RoomPair.

“Booking” means an accommodation arrangement made between a Host and Renter through RoomPair.

“Booking Fee” means the RoomPair service fee shown at the time of booking, currently €199.

By creating an account or using RoomPair, you agree to these Terms.

2. What RoomPair Is

RoomPair is an online marketplace and booking service that connects people offering rooms with people seeking medium-term accommodation.

RoomPair provides services including:

  • room listings;
  • search and matching;
  • Host and Renter profiles;
  • identity and room-verification functionality;
  • messaging;
  • booking requests;
  • booking administration;
  • payment of the RoomPair Booking Fee;
  • notifications;
  • support and reporting tools.

Unless expressly stated otherwise, RoomPair does not own, lease or operate the accommodation advertised on the platform.

The accommodation arrangement itself is between the Host and Renter.

RoomPair is not the landlord or renter under that arrangement.

3. Supported Accommodation

RoomPair is initially designed primarily for rooms in homes where the Host lives in the property as their main home.

Hosts must answer truthfully when asked whether they live at the property.

RoomPair may restrict or manually review other types of accommodation.

RoomPair may expand the accommodation types supported in the future.

Whether an individual accommodation arrangement constitutes a licence, tenancy or another legal arrangement depends on its actual circumstances and applicable law. Merely describing an arrangement as a licence or tenancy does not determine its legal status.

4. Age Requirement

Users making or accepting bookings must be at least 18 years old.

RoomPair may request evidence of age or identity.

Users must not provide false information concerning their age or identity.

5. Minimum Stay

For accommodation located in Ireland, RoomPair currently requires a minimum booking period of:

28 nights.

Bookings below the applicable minimum period are not permitted.

The minimum stay may differ for other countries or markets in the future.

6. Host Eligibility and Responsibilities

A Host must:

  • genuinely have authority to offer the Room;
  • provide truthful information;
  • provide accurate photographs;
  • accurately state rent and any deposit;
  • disclose whether bills are included;
  • disclose material House Rules;
  • maintain availability accurately;
  • disclose relevant information that could reasonably influence a Renter's decision;
  • comply with applicable laws and permissions;
  • treat Renters fairly and lawfully.

A Host must not list accommodation that they do not have authority to offer.

RoomPair may suspend, remove or refuse any Listing where we reasonably believe information is false, unsafe, fraudulent or misleading.

7. Host Verification

RoomPair may require Hosts to complete verification before a Room becomes publicly bookable.

Verification may include:

  • email verification;
  • mobile verification;
  • identity verification;
  • proof relating to the property address;
  • photographs;
  • room-verification video;
  • additional information reasonably required by RoomPair.

Successful verification does not guarantee:

  • future behaviour;
  • financial standing;
  • ownership of a property;
  • legal entitlement beyond the checks actually performed;
  • personal safety.

Verification badges indicate only that specified RoomPair checks have been completed.

8. Room Verification

RoomPair may require Hosts to demonstrate genuine access to the Room.

This may involve a unique RoomPair verification code and a continuous video showing the code, the advertised Room and relevant surrounding areas.

Room-verification material is not publicly displayed.

A Room may only display “Room Verified” after approval through RoomPair's verification process.

RoomPair may require re-verification.

9. Renter Responsibilities

Renters must:

  • provide truthful information;
  • be at least 18;
  • provide genuine verification information;
  • accurately state intended booking dates;
  • comply with agreed House Rules;
  • respect the Host, property and other occupants;
  • pay rent and deposits properly due to the Host;
  • use the accommodation lawfully.

Renters must not submit false identification, references or employment/student information.

10. Renter Verification

RoomPair may require verification before a Renter can submit or complete a Booking Request.

Verification may include:

  • email;
  • phone;
  • identity;
  • age;
  • student status;
  • employment;
  • references.

Hosts generally receive a Renter's verification status, not copies of identity documentation.

Verification does not guarantee a Renter's conduct, suitability or ability to pay rent.

11. Listings

Hosts currently list Rooms on RoomPair free of charge.

RoomPair currently charges Hosts 0% commission on rent.

A Room does not automatically become live when a Host completes a Listing.

RoomPair may require:

Draft → Verification → Admin Review → Approval → Live

before a Room becomes publicly bookable.

RoomPair may:

  • review Listings;
  • ask for amendments;
  • pause Listings;
  • remove Listings;
  • request additional verification.

12. Rent, Bills and Deposit

The Host sets the rent.

Listings must disclose whether bills are:

  • included;
  • partly included; or
  • additional.

Where a deposit is required, the Host must disclose it before the Booking is confirmed.

Unless RoomPair expressly states otherwise:

RoomPair does not collect ongoing rent.

RoomPair does not hold the security deposit.

Rent and deposits are paid directly between the Renter and Host.

RoomPair may provide records, schedules or acknowledgement tools but does not become custodian of these funds.

13. Booking Requests

A Renter may submit a request for available accommodation.

A Booking Request does not guarantee acceptance.

The Host may:

  • accept;
  • decline;
  • message the Renter;
  • allow the request to expire.

Hosts are normally given approximately 24 hours to respond.

If a Host does not respond within the applicable period, the request may expire automatically.

14. RoomPair Booking Fee

RoomPair's current Booking Fee is:

€199

The fee is charged to the Renter for a successful new Booking.

Hosts do not currently pay a RoomPair booking commission.

The Booking Fee:

  • is separate from rent;
  • is separate from any deposit;
  • does not increase simply because the stay is longer;
  • will be displayed before the Renter commits to the Booking.

Any applicable taxes are included or displayed as required by law.

RoomPair may change the Booking Fee for future Bookings. A change will not retrospectively change a Booking Fee already agreed.

15. Card Authorisation and Payment

Where RoomPair uses card pre-authorisation, a Renter may be asked to provide payment details when submitting a Booking Request.

RoomPair may place a temporary authorisation for the applicable Booking Fee.

The Renter will be clearly informed that the fee will only be captured if the Booking reaches the required acceptance stage.

If the Host declines, the request expires or the Renter validly withdraws before acceptance, RoomPair will cancel or release the authorisation.

A bank or card provider may continue to display a temporary pending authorisation for a period after RoomPair releases it.

Where RoomPair uses payment after Host acceptance instead, the Renter will be asked to make payment following acceptance.

A Booking is not fully confirmed until all required RoomPair payment steps have successfully completed.

16. Confirmation

Once the Booking has been accepted and the required RoomPair Booking Fee successfully processed, RoomPair will mark the Booking as confirmed.

At this stage, appropriate information may be released between Host and Renter, including:

  • property address;
  • contact details;
  • check-in information;
  • rent arrangements;
  • deposit information;
  • House Rules.

Confirmed dates will be blocked from conflicting confirmed bookings.

17. Multiple Booking Requests

RoomPair may permit more than one pending Booking Request for overlapping dates.

Once a Booking becomes confirmed, overlapping requests may be rejected, cancelled or marked unavailable.

A Renter whose overlapping request cannot proceed will not be charged a RoomPair Booking Fee for that unsuccessful request.

18. House Rules

Hosts may set reasonable House Rules relating to matters including:

  • visitors;
  • noise;
  • smoking;
  • pets;
  • kitchen use;
  • laundry;
  • cleaning;
  • working from home;
  • parking;
  • shared facilities.

Relevant House Rules must be displayed before the Renter commits to the Booking.

House Rules cannot override mandatory legal rights.

19. Booking Extensions

Where the same Host and Renter agree to extend the same continuous stay in the same Room, RoomPair currently does not charge another €199 Booking Fee solely because the end date is extended.

Extensions are subject to availability.

A separate or later Booking, another Room or another Host may constitute a new Booking and incur another Booking Fee.

20. Cancellation Before Host Acceptance

If a Renter withdraws before Host acceptance:

RoomPair Booking Fee charged: €0

If the Host declines:

RoomPair Booking Fee charged: €0

If the Host fails to respond and the request expires:

RoomPair Booking Fee charged: €0

Any temporary card authorisation will be released.

21. Renter Cancellation After Confirmation

After a Booking has been confirmed, the RoomPair Booking Fee will generally be non-refundable once RoomPair has fully provided the booking service, subject always to statutory consumer rights and the exceptions below.

Cancellation of the accommodation arrangement by the Renter does not automatically entitle the Renter to a refund of the RoomPair Booking Fee.

Rent or deposit cancellation arrangements are matters between Host and Renter, subject to applicable law and their accommodation agreement.

22. Host Cancellation

If a Host cancels a confirmed Booking, RoomPair may:

  • refund the RoomPair Booking Fee;
  • assist the Renter in finding another Room;
  • suspend the Listing;
  • suspend or restrict the Host;
  • record the cancellation against the Host's account.

RoomPair does not guarantee replacement accommodation.

23. Material Problems With a Room

A Renter should contact RoomPair promptly where:

  • the Room does not exist;
  • the Host does not have access to it;
  • the Room is unavailable;
  • the Room materially differs from the Listing;
  • fraud is suspected;
  • there is a serious safety concern.

RoomPair may request evidence such as photographs, videos, messages or other documentation.

Where RoomPair determines that a confirmed Booking was affected by verified fraud, material misrepresentation or Host failure, we may refund the Booking Fee.

24. Consumer Cancellation Rights

Nothing in these Terms removes rights granted to consumers by applicable law.

Where a Renter enters into a distance contract with RoomPair for RoomPair's booking service, statutory cancellation rights may apply.

Where the Renter asks RoomPair to begin providing its service during the statutory cancellation period, RoomPair may require the Renter to expressly:

  1. request that performance begins immediately; and
  2. acknowledge that once RoomPair has fully performed the service, the statutory right to cancel that RoomPair service contract may be lost.

Any statutory right that applies will take priority over inconsistent provisions in these Terms.

25. RoomPair's Service Is Separate From the Accommodation

The €199 Booking Fee pays for RoomPair's marketplace and booking services.

These may include:

  • platform access;
  • matching;
  • verification systems;
  • booking administration;
  • Host/Renter introduction;
  • messaging;
  • payment processing;
  • booking confirmation;
  • support.

The Booking Fee is not rent and is not a security deposit.

26. Tax

Hosts are responsible for determining and complying with their own tax obligations.

Some Hosts may qualify for reliefs such as Rent-a-Room Relief depending on their individual circumstances.

RoomPair does not provide tax advice and does not guarantee eligibility for any relief.

27. Messaging and Circumvention

Users must not deliberately misuse RoomPair to avoid the Booking Fee after being introduced through the platform.

RoomPair may use automated systems to identify:

  • contact details;
  • payment instructions;
  • suspicious links;
  • suspected scams;
  • abusive content.

RoomPair does not guarantee that all prohibited content will be detected.

28. Reviews

RoomPair may permit Users to review each other or the accommodation.

Reviews must:

  • relate to genuine experiences;
  • be honest;
  • not contain threats or unlawful content.

RoomPair may remove reviews that breach platform rules or applicable law.

29. Prohibited Conduct

Users must not:

  • commit fraud;
  • impersonate another person;
  • upload false documentation;
  • access another person's account;
  • interfere with RoomPair's security;
  • attempt to alter Booking Fee or payment information;
  • manipulate verification status;
  • upload malicious code;
  • harass other Users;
  • use RoomPair for unlawful purposes.

30. Suspension and Removal

RoomPair may suspend, restrict or terminate Accounts, Listings or Bookings where reasonably necessary due to:

  • fraud;
  • safety concerns;
  • false information;
  • repeated cancellations;
  • payment abuse;
  • security threats;
  • serious Terms breaches;
  • unlawful activity.

Where appropriate, we will explain the action taken.

31. User Content

Users retain ownership of content they upload.

Users grant RoomPair a non-exclusive licence to store, process and display that content where necessary to operate and promote the RoomPair service.

Users must have the right to upload all content submitted.

32. Platform Availability

RoomPair aims to maintain reliable access but cannot promise that the service will be uninterrupted.

RoomPair may be unavailable temporarily because of:

  • maintenance;
  • updates;
  • security measures;
  • third-party service failures;
  • circumstances outside our reasonable control.

33. Liability

Nothing in these Terms limits liability where doing so would be unlawful or restricts mandatory consumer rights.

RoomPair is responsible for providing the RoomPair platform and booking service with reasonable care and skill.

RoomPair is not responsible for losses arising solely from matters outside RoomPair's reasonable control, including:

  • a User's unlawful conduct;
  • inaccurate information supplied by another User;
  • rent disputes between Host and Renter;
  • deposit disputes between Host and Renter;
  • damage caused by another User.

Nothing in these Terms excludes liability for fraud, fraudulent misrepresentation, or death or personal injury caused by negligence where such exclusion would be unlawful.

34. Changes to RoomPair or These Terms

RoomPair may update the platform and these Terms.

Material changes affecting existing Users will be communicated where required.

The version displayed on RoomPair.ie will show its effective date.

35. Governing Law

These Terms are governed by Irish law.

Nothing in this clause prevents a consumer from relying on mandatory consumer protections available to them.
